GEM Realty’s Diamond Resident Benefits Package:
* Resident Benefit Package is REQUIRED with all leases managed by GEM Realty Group, LLC. There is no Opt-Out of this program. Some benefits may not apply to some properties. (e.g. – Some HVAC units do not have disposable filters.) Resident Benefits Package will be billed as one charge on a monthly basis regardless of which benefitsapply.
HVAC FILTER DELIVERY: Once per quarter we will conveniently mail air filters of the correct size and quantity for you to install throughout your rental home. Let us know if you have a medical need for special allergen filters.
MOVE-IN CONCIERGE SERVICE: Your GEM Benefits package include a concierge service will contact you and assist in having your utilities connected prior to your moving in to your rental home.
RENTER’S PERSONAL LIABILITY INSURANCE: Personal contents up to $10,000; additional living expenses up to $1,000. This is provided to you without applications, credit checks, or billing. Premium and coverage is per household NOT per person.
RENTER’S LEGAL LIABILITY INSURANCE: Accidental damage to the rental home caused by fire, water damage, explosion, falling objects, civil unrest and smoke for up to $100,000.
$1M IDENTITY PROTECTION: Benefit: No action required here! We will set up your $1M Identity Protection account for you. Simply watch for your email confirmation with your account details.
HOME BUYING ASSISTANCE: Many of GEM Realty Group’s property managers are Licensed Real Estate Agents and/or Real Estate Brokers and offer discouonted fees for residents. Whether you are a first time home buyer or looking to invest in real estate, we will help get you there. Compensation for services shall be agreed upon in a separate agreement.
CREDIT BUILDING: Receive the benefit of positive credit reporting for all on-time rental payments. We report your timely rent payments to credit bureaus and this boosts your credit score and lowers your interest rates when applying for a mortgage or loan.
ONLINE PORTAL ACCESS: The tenant portal allows multiple payment options, electronic tenant statements, and storage of electronic documents. Benefits: Free access to our tenant portal to submit maintenance requests and pay online using the automatic ACH option and access to electronic statements.
24-HOUR MAINTENANCE COORDINATION SERVICE: Submit work requests to our staff via an online portal. You will have the ability to upload photos to the portal and speak with our staff.
ONE TIME LATE PAY FORGIVENESS: Late rent happens, we understand. Another benefit we offer is the one time waiver of Late Fees. We will waive the 10% late fees once per year. Maximum 10 day late period for waiver.
ONE TIME RETURNED ACH / NSF FEE WAIVER: GEM Realty Group will grant a one-time waiver of returned ACH or Check payment fee. A $60.00 value Once Annually.
ONLINE DOCUMENT SIGNING: No need to drive to our office or print and sign documents. We offer electronic signing via secure portal using DocuSign® for Lease and move-in documents, renewal paperwork and other documents throughout your lease term.
CONVENIENT LOCKBOX MOVE IN: Save time & money and go directly to your new home on move in day. You will be able to obtain the keys from the lockbox at the property.
RBP VENDORS: No one likes strangers in your home, but with GEM Realty, you have the satisfaction of knowing that we thoroughly vet out any vendors that we let onto the property. We make sure that they are reputable businesses that carry the proper licensing and insurance. We only grant access to reputable, professional vendors.
ANNUAL PREVENTATIVE MAINTENANCE INSPECTION – We can deal quickly with your maintenance concerns when something breaks, but why wait for issues to happen? We are including a free annual preventative maintenance inspection of your rental as part of this resident benefit package. During this inspection, our inspectors will inspect the areas that may be missed such as leaks under sinks, running toilets, exhaust fan issues, and more. This helps keep your place in tip-top shape and hopefully catches small issues before they become big ones!
